It always starts small. A drip under the kitchen sink. A shower that drains a little slower than last month. A faint damp patch on the bathroom wall that you promise yourself you'll look at next weekend.

In Dubai, small plumbing problems rarely stay small. Hot water tanks work hard, pipes deal with high water pressure and heat, and a slow leak inside a wall can quietly damage paint, gypsum and even the flat below you. This guide covers the plumbing problems we see most often in Dubai homes, what you can safely try yourself, and when it's time to call a plumber.

We're IIM Technical Services, a maintenance company in Dubai that fixes leaks, drains and water heaters for villas, apartments and offices every day.

Water leaking right now?

  • Close the main water valve (usually near the water meter or under the kitchen sink).
  • If water is near sockets or lights, switch off that area at the DB board.
  • Take a photo and send it to us on WhatsApp. We're open 24/7.

8 common plumbing problems in Dubai homes

1. Dripping taps and mixers

A dripping tap is usually a worn cartridge or washer. It sounds harmless, but it wastes water every hour and shows up on your DEWA bill. Hard water in Dubai also wears these parts faster than you'd expect.

Try yourself: tighten the handle gently and clean the aerator at the tip. Call a plumber if it keeps dripping.

2. Blocked kitchen sinks and drains

Cooking oil, rice and food scraps are the usual cause in the kitchen. In bathrooms, it's hair and soap. A slow drain today becomes a full blockage next week.

Try yourself: hot water and a plunger. Avoid pouring strong chemicals again and again, because they can damage older pipes. Call a plumber if water backs up or several drains are slow at once.

3. Hidden leaks behind walls and tiles

This is the one that worries us most. Signs include bubbling paint, a musty smell, damp patches or stains on the ceiling below. Our plumbing services in Dubai include leak detection, so we can find the source without breaking more tiles than needed.

Call a plumber as soon as you notice any of these. The longer it runs, the bigger the repair.

4. Water heater problems

No hot water, water that's only lukewarm, a rumbling tank or water dripping from the heater all need attention. Water heaters in Dubai work hard, especially in winter, and sediment builds up inside the tank over time.

Safety first: water heaters use electricity and pressure. Leave the repair to a technician, and if you see water near the heater's wiring, switch it off at the DB board. Our electrical team can check the wiring in the same visit.

5. Low water pressure

Weak pressure in one tap often means a blocked aerator or valve. Weak pressure everywhere can point to a pump problem, a partly closed main valve or a leak somewhere in the line.

6. Running or leaking toilets

A toilet that keeps running, or refills on its own, usually has a worn flush valve or fill valve. It's one of the biggest hidden water wasters in any home.

7. Bad smells from drains

A sewage smell in a bathroom usually means a dry or damaged trap, a blocked vent or a loose seal. In bathrooms you rarely use, simply running water for a minute can refill the trap and stop the smell.

8. AC water leaking inside the room

Not every water problem is a pipe. Water dripping from an indoor AC unit is usually a blocked AC drain line. That's a job for our AC maintenance team, and it's covered in our AC checklist.

What to expect when you call a plumber in Dubai

A good plumber should make the whole thing feel simple. Here's how it works with us:

  1. Send a photo or short video on WhatsApp so we understand the problem.
  2. Get a clear price before any work starts. No surprises.
  3. The plumber finds the cause, not just the symptom, and explains it in plain words.
  4. The fix is tested before we leave, and the area is cleaned up.

Whatever company you choose, look for a licensed team, a written quote and real Google reviews. Our guide on choosing technical services in Dubai has a full checklist.

How to prevent plumbing problems

  • Keep oil and food scraps out of the kitchen sink.
  • Use a hair catcher in showers and bath drains.
  • Check under sinks and around the water heater once a month for drips.
  • Know where your main water valve is before you need it.
  • Book a yearly plumbing check, or add it to an annual maintenance contract with your AC and electrical checks.

Landlords and building managers can cover all of this through our property maintenance plans, so tenants' plumbing problems get sorted without the back-and-forth.

Frequently asked questions

What are the most common plumbing problems in Dubai?

Dripping taps, blocked drains, hidden leaks behind walls, water heater faults, low water pressure and running toilets are the problems we see most often.

How do I know if I have a hidden water leak?

Look for damp patches, bubbling paint, a musty smell, stains on the ceiling below, or a DEWA water bill that jumps without a reason.

Do you offer 24/7 plumbing in Dubai?

Yes. IIM Technical Services handles urgent plumbing jobs like burst pipes and major leaks 24 hours a day, 7 days a week.

Can you repair water heaters?

Yes. Our plumbers repair and replace water heaters, and our electricians can check the wiring in the same visit.

Should I use chemical drain cleaners?

Occasionally is fine, but using them often can damage pipes. If a drain keeps blocking, it's better to have a plumber clear it properly.
